Realworks stays the agent’s CRM: Wonen for the property, Relaties for the contact, Agenda for viewings. DataSpeak puts a dedicated agent on that stack with three functions: lead intake from the inbound email, live availability, and booking the appointment — not a second estate CRM.
Intake reads the email from the conversation, extracts contact details, looks up the property, finds or creates the contact, and returns viewing information for the next two weeks. Availability and booking belong in live chat: only slots just fetched, never invented times. Data stays in the EU; we do not train models on your customer data.

Estate CRM, not a shadow file
A bot that does not know Realworks invents viewing times or dumps everything on the back office. DataSpeak writes in Wonen, Relaties, and Agenda with your department codes and API keys. The property stays the property; the contact stays the contact. The assistant on chat or email uses the same AI as your other channels, with handover if a human must explain the viewing.

Intake in the workflow, booking in the conversation
Lead intake is for the flow that handles inbound leads, not as a chat tool with free parameters. Availability and booking are for the supervisor in the conversation: object code, date range, then account manager, contact, start and end. Times from intake are informational; what is bookable is recomputed live. A full viewing block means no viewing then — not “try the open agenda instead”.

Enable intake only on inbound email first, or only availability and booking on website chat. Measure whether slots are right before you let booking run on its own. Realworks stays in charge. DataSpeak is the AI layer, with data in the EU. No migration of your stock, no second agenda next to Realworks.
